摘要
近些年,我国城市大型住宅区停车难的问题越来越严重,尤其已建住宅小区亟需停车规划战略以化解该局面。住宅小区停车规划战略分为新建住宅小区和已建小区两种情境,该文从工程技术、环境、社会、经济等方面阐释了战略路径选择和规划管理策略,提出住宅小区停车问题解决方案;通过对广州市天河区某住宅建成区停车规划研究案例从微观层面进行实证研究,在采取ROT投融资创新模式下通过联通现状地下室、增设机械停车位等工程手段和多项规划管理措施,为解决国内城市住宅停车问题提供一定的参考和借鉴。
The issue of parking in large-scale urban residential districts has been getting increasingly serious in recent years, so a suitable parking planning strategy is badly in need, especially to the built residence communities. The planning strategy can be for the newly-built residence communities and the built ones. This paper, from the aspects of engineering technology, environment, society and economy, elaborates strategy path selections and planning management tactics, and presents solutions for parking in residence communities. Based on the parking planning case of a built residence community in Tianhe district of Guangzhou, an empirical study is conducted in the micro-levels, with some solutions presented, such as engineering methods with public-private investment and financing mode(ROT short for Renovate-Operate-Transfer)of connecting isolated underground garages and adding mechanical parking equipment and various planning management measures. It can offer some references.
