Fractal Feature and Regional Comparison of Urban Land Price in China

摘要 运用分形理论,基于GIS分析平台和SPSS统计分析工具,对我国华北区、东北区、华东区、中南区4个区域86个城市动态监测地价的分形特征和空间分布规律进行了分析。结果显示:4个区域内地价分布存在显著的分形特征,各区域内的地价分布水平有所不同,华北区和华东区地价空间分布关系相似,地价从中心城市向四周城市呈上升趋势;中南区和东北区地价的分布关系相似,地价从中心城市向四周呈下降趋势。4个区域中,华东区地价首位城市法则效应最明显,城市地价分布相对分散,差异程度最大,其次是华北区和中南区,而东北区城市地价分布相对均衡,差异程度最小。 Using fractal theory and based on the SPSS statistical analysis tool and GIS analysis platform, an analysis on the fractal feature and spatial distribution pattern of urban land price was done by dynamic monitoring. The paper conducted in 86 cities covering four regions:North China, Northeast China, East China and South Central region. The results show that the land prices of four regions all have remarkable fractal features and the distribution level of the land price of each region varies. The spatial distribution patterns of North China and East China are similar., the land price is on the rise from central city to the surroundings. While the Northeast China and South Central region also have the same characteristics:the land price is falling down from central city to the surroundings. In the four regions,he law of primate city is remarkable in East China but the regional cities not, they have great difference. The North China and South Central region follow. And the last is Northeast ChinaLhe distribution of urban land price is relative equilibrium and the difference is minimum.
