摘要
通过武汉市2003-2008年土地市场化与土地集约利用程度的耦合关系,研究土地市场化改革对于土地集约利用程度的影响,为提高土地集约利用水平,优化土地市场化改革提供借鉴。采用因子分析法和主成分分析法进行分析,借用耦合模型进行测算,得出研究结论为:2003-2008年间武汉市土地市场化与土地集约利用之间处于协调耦合阶段;土地市场化改革提高了武汉市的土地集约利用水平,而以招标、拍卖、挂牌出让方式为主的土地二级市场,相比一级市场发挥了更大的影响。
The purpose of this study was to analyze the impact of land market on the intensity of land use through surveying the coupling relationship between land market and land use intensity from 2003 to 2008 in Wuhan,so as to provide added insight for raising the level of land use intensity and accom- plish the land marketization.Methods of factor analysis,principal component analysis, documentary a- nalysis method and coupling model were used.Then getting the research conclusions that relationship of land marketization and land intensive use was on harmonious coupling stage in Wuhan. The land secondary market with the ways of bidding, auction and listing plays a bigger role than the land first marked in the relationship between the two.
