摘要
在我国城市化以及城市住宅建设大发展的背景下,研究城市居住密度特征有助于规划部门对住宅建设进行宏观控制和微观管理。该文以统计年鉴的数据整理为基础,从人口密度和建筑密度两个方面多个指标对我国城市居住密度的特征进行分析。结果表明我国城市人均住宅面积呈增长趋势;居住人口密度呈下降趋势;住宅建筑毛密度呈上升的趋势。城市建成区面积处于非理性的快速增长状态;居住用地在城市建成区中的比重比较稳定;不同城市住宅面积的增长速度与居住用地的增长速度相比具有不同的特点。
In the context of urbanization and rapid-growth of urban housing construction, research on China's urban residential density characteristics contributes to the macro-control and t of housing construction for the planning department. Based on the data of the Statistical Yearbook, the paper analyzes urban residential density characteristics from lwo aspects of population density and building density. It shows that China's urban per capita residential area performances growing trend. While the resident population density expresses declining trend, so the gross density of residential building shows upward trend. Urban built-up area is in the irrational state of rapid growth but the proportion of residential land keeps stable. The residential area's growth rate has different characteristics compared to the growth rate of residential land.
