摘要
文章以马克思主义的地租、地价理论和西方经济学的收益理论为指导 ,以农用地定级为基本控制依据 ,分析比较了多种土地估价方法 ,确立了以收益还原为基础的农用地估价的基本技术路线 .
With the guidance of Marxism's land rent theory and income theory in west economics,on the basis of the farm land grade-evaluation,this paper analyses and compares with several kinds of methods of land appraise-price and chooses the method of income discount as the fundamental way for the farm land appraise-price at the modem stage.
