摘要
随着我国市场经济体制的确立和完善,房地产行业成为国民经济的重要产业。在市场力量的作用下,我国房地产价格不断上涨,形成了所谓的房地产泡沫。房地产也是一种重要的金融资产。从广义虚拟经济角度出发,合理稳定的房地产价格不会导致金融危机,反而会有效地形成资金池,防止发生严重的通货膨胀,并且重新分配可支配财富。房地产价格的暴涨暴跌,会对国民经济的运行带来损害,因此,必须加强房地产市场的预期管理,主动治理房地产经济。
With the development of China's market economy, the real estate becomes a pillar of the national economy. The housing prices keep rising up in the Chinese market, which brings into being the so-called real estate bubbles. It consequently leads to the regulations and control measures of the government, including the limited purchasing order of houses. However, it should be understood that the real estate is one of the most important financial assets. Starting from the point of view of the generalized fictitious economy, I argue that the prices of real estate does not necessarily lead to financial crisis, but the Chinese market of real estate literally prevents from the hyperinflation as the pool of money. Meanwhile,the expensive house effectively help to redistribute the disposable wealth in China.
