摘要
绿色建筑标准在公租房建设中的推广和应用对我国建筑业的可持续发展具有重要意义。然而,在应用过程中实施主体(政府和租房者)的抉择(即政府是否采用绿色建筑标准和租房者是否租用此类公租房)相互影响,构成了复杂的博弈关系。通过分析利用博弈论的方法研究了当实施主体的支付函数发生变化时其各自的不同选择,得到了政府在公租房建设中采用绿色建筑标准以及租房者租用此类公租房时各自支付函数的取值范围。此外,分析总结出租金是影响绿色建筑标准推广的关键因素。并根据研究结论提出建议,以期为绿色建筑公租房的推广提供参考。
Promotion and application of the Green Building Standards in the public rental houses have great significances for the sustainable development of building industry. However in the course of application,the policies of implementing subjects（whether the government employs Green Building Standards in public rental houses or renters accept such kind of houses）affect each other and form the complex Game relationships. So this paper studies the payoff functions of the implementing subjects by game theory, discusses which strategy they should choose when the payoff functions change,and also presents the ranges of payoff functions when the government adopts Green Building Standards in the public rental houses and the renters choose this kind of house. It is also concluded that the rent is the key factor for the Green Building Standards extending. Some suggestion is also provided for the popularization of this kind of public rental houses.
