摘要
从不同城市宜居性特征差异分析入手,运用空间计量分析技术,构建了商品住宅的城市宜居性特征空间评价计量模型。得出城市间商品住宅价格存在显著的空间正相关关系,且相关性呈现逐渐增强的态势;不同城市间商品住宅价格差异主要是由经济水平、自然区位、政治区位、气候条件和公共交通、医疗卫生、义务教育、公共图书设施建设造成。鉴于城市的区位、气候和经济水平相对固定,基础设施建设成为导致城市间商品住宅价格差距加大的重要原因。
This paper applies spatial econometric technology, analyzes the difference of urban amenities between different cities, and spatial appraisal model for amenities of urban commercial housing is constructed. The result shows that. First, the spatial correlation of commercial housing price between different cities is significant positive, and gradually be en- hanced. Second, the difference of commercial housing price between different cities is caused mainly by economy level, nat- ural location, political location, climate environment and infrastructure construction such as public transport, hospital, pri- mary education and public library. Take the relatively fixed location, climate and economy level into account, different in- frastructure conditions become an important reason for the growing gap of commercial housing price between different cities.
