土地价格增长与经济增长 被引量:6

摘要 通过对中国、日本及美国的土地价格增长与经济增长的对比研究,本文发现各国的土地价格环比增长率与GDP环比增长率有相同的长期变化趋势。从此特征事实出发,本文尝试建立了一个包含有土地价格在内的拉姆齐扩展模型,并运用中国、日本及美国的非平衡面板数据对模型进行实证检验。本文理论模型研究表明,土地价格增长与经济增长存在长期均衡关系,土地价格增长由经济增长决定。此外,本文研究还证明,如果均衡经济增长率为正,则稳态地价、地租均呈现出不断上升趋势,该结论对土地经济学具有重要意义。本文的实证分析则表明,中日美三国的土地价格增长与经济增长存在长期均衡关系,这一结果验证了理论模型的主要结论。本文的工作意味着,对于土地价格调控,政府应以经济增长率为参照标准,并以此判断土地价格是否存在泡沫。
