摘要
特征价格模型是国外广泛应用的制定住宅价格的模型,我国在住宅价格方面的理论研究大多集中在住宅均价的制定。结合前人的经验,将特征价格模型推广到制定住宅分套定价,通过传统的特征价格模型得出西安市分套住宅定价体系,并对因变量数BOX-COX转换,得出新的特征价格模型。研究结果有效地说明住宅分套价格和住宅特征之间的关系,同时说明通过BOX-COX变换后的特征价格模型拟合度优于传统的特征价格模型。
Hedonic price model is widely used to fix house price, generally used to fix house's average price in our country. Based on previous experience, Hedonie price model is extended to fix each house's price. By tradition Hedo-nic price model, gets Xi'an each house's pricing model, then use Box-cox theory to transform the dependent variables, then can get a new Hedonic price model. The empirical study's result proved the relationship between house's price and house's feature. At the same time, proved that the new Hedonic price model is better than the tradition Hedonic price model.
