摘要
房地产商、购房者"囚徒困境"的博弈分析表明,博弈的占优均衡是房地产商不降价、购房者不买房。房地产市场纳什均衡的前提条件是政府主导下房地产商、购房者制定契约决定商品房的价格,政府介入商品房定价具有很强的必要性;作业成本法、资本资产定价模型为政府介入商品房定价提供了科学的方法;德尔菲法为政府介入商品房定价提供了有效的决策机制。
The dominant equilibrium of game theory shows real estate agents do not cut price and buyers do not buy houses through the analysis of "Prisoner' s Dilemma". The prerequisite of Nash equilibrium in real estate market is the real estate agents and buyers formulate contract and decide the price of commodity house under the govern- ment' s leading. It is necessary for the government to intervene in commodity house pricing. Activity-bases costing, Capital Asset Pricing Model and commodity house pricing mechanism of Delphi Method make it feasible and operable for the government to do so.
