摘要
以重庆解放碑CBD为个案,对地块(楼宇)尺度空间集约利用水平进行实证研究。结果表明,重庆解放碑CBD重点楼宇空间集约利用程度普遍较低且内部差异较大,存在着空间开发利用强度大、经济效益差、配套不完善等特征。未来再城镇化过程中,应加强地下空间开发利用,适度增加地下停车位数量,通过产业升级,重点发展企业总部类、银行金融类和商务饭店类业态,逐步调控、搬迁CBD核心区域部分综合类、超市卖场类企业,提升楼宇空间利用经济效益。
By taking Jie Fangbei CBD in Chongqing as an example, and conducting an empirical study on the level of intensive use of scale space, the results show that spatial intensive use level of the CBD are low in general, and exist large internal differences, with the characteristics of large intensity, poor economic benefit and incomplete complement. In the future urbanization progress, we should intensify the underground spatial development, and properly increase the number of parking space. Through industrial upgrading, the industry status of corporate headquarters, financial industries and business hotels should be prioritized, and gradually make regulation of and move out of some comprehensive industries and supermarkets in core areas of CBD, and promote the economic benefit of buildings' spatial use.
