摘要
2011年,对房地产行业各项调控政策全面升级,全国房地产行业整体陷入低迷,广西辖区外资房地产企业也受到较为严重的影响。大部分企业亏损经营,外方权益形成速度放缓,收益流出加快,外资流入房地产行业呈下降态势,外方撤资逐渐增多,同时暴露出隐性外债规模持续扩大、撤资资金汇出环节有待完善、房地产关联企业融资等外汇管理方面问题。建议强化利润汇出真实性审核、完善撤资资金汇出管理、加强事后监督力度。
Since 2011, the regulation policy to the real estate industry in China has been widely strengthened, which causes an recession to the overall real estate industry. As a result, the enterprises with foreign fund in Guangxi also suffer serious impact from it. Most enterprises operate at a loss, with the slowdown formation of foreign equity and the accelerated outflow of interest. The decrease of foreign fund inflow to the real estate industry and the increase with- drawal of foreign investment reveal the problems that the hidden foreign debt continues to grow, the remit divestment of funds needs to be improved, the management of real estate associated enterprises financing needs to be enhanced. According to the situation, strengthening the audit to the facticity of profit remittance, improving the management of di- vestment remittance, and reinforcing the afterward supervision are recommended in this article.
