摘要
容积率是影响城市开发建设与经济效益的一项重要指标。目前容积率频繁调整的现象愈演愈烈,由此也带来不少问题。本文分析了容积率赋值方面存在的问题,对目前学术界容积率赋值的各种方法对策进行了系统研究,提出容积率确定的五个步骤,认为基于弹性控制的容积率赋值要遵循横向的"区间性"和纵向的"阶段性",从而最终达到确定控规中科学合理的容积率的目的。关键词:
Floor Area Ratio is a key index that influences development construction and economic benefit of the city. Currently, there is an increasing trend of frequent FAR readjustment, which brings about a number of problems. This paper analyses existing problems of FAR valuation, makes a systematic study on different methods of FAR valuation, and proposes a five-step process to determine FAR. It is concluded that both the horizontal 'range' and the longitudinal 'periodicity' contribute to the final valuation of FAR in a scientific and reasonable way as required in regulatory planning.
