摘要
自1998年住房改革以来,随着中国各大中城市房地产市场迅速发展,房价的升降成为影响国计民生、社会稳定的重要议题。房价不仅影响着房地产市场,还影响相关行业的发展。本文认为房价的变动最终取决于房价供求力量的变化。文章首先回顾了国内学者有关房价将持续上涨或至少不会跌的观点,并尝试以影响供求的现实因素入手,分析房价变动的根源。
Since the housing reform in 1998, along with the rapid development of real estate in China' s major cities, the fluctuation of housing prices becomes an important issue, making a great impact on the national welfare and people' s livelihood, even the social conflicts. It affects not only housing, but also related industries. In the final analysis, the prices' change in housing depends on housing supply and demand. This paper reviews at first some domestic scholars' views that high hous- ing prices will continue or at least not fall. Then it analyzes based on alterations in its supply and demand the causes of prices fluctuations and the major affecting factors, and comes to hold that the housing prices are likely to fall
