摘要
研究目的:厘清房地产市场秩序的生成机制及其相关理论,为规范与整顿房地产市场秩序相关政策的制定以及后续研究奠定理论基础。研究方法:文献梳理法与比较研究法。研究结论:由于经济制度本身的缺陷以及市场主体的投机行为,一旦市场秩序出现问题,市场并不能通过其自身的纠错机制实现自我修复,政府有必要采取措施以促进房地产市场秩序自我完善;同时,考虑房地产各级市场的交易内容和市场特性均存在差别,其市场秩序的范畴和表现也各不相同,因此政府应当因地制宜、审慎地参与到房地产市场秩序的构建当中。
The purpose of this study is to summarize the research on mechanism and related theories of the real estate market order so as to provide theoretical reference for the policies designing on regulating the real estate market. Methods of documentation and comparative study were used. The results indicated that due to the defects of the economic system itself and the speculative behavior of market players, the market could not self recover from disorder. Therefore government must take measures to ensure the orderliness of real estate market and self-improvement; meanwhile, due to the transaction content and market characteristics are different in the real estate market all levels, the scope and performance of the orderliness of the markets also vary. So the government should carefully involve itself into the tea/estate market regarding local condition.
