摘要
廉租房是我国"十二五"期间重点发展的保障性住房,然而我国廉租房建设面临着严重的资金短缺问题。廉租房REITs风险较小,却能带来较为稳定的收益,是利用金融创新解决廉租房融资的最佳思路。廉租房REITs产品可设计为类似国债的品种,设立形式上可采用契约型REITs,并采取半封闭的方式进行运营。
Low-rent housing construction is the most important section of the affordable housing system during the twelfth five-year period. But its development is facing the problem of fund shortage. With lower risk, Low-rent housing REITs can bring about a more stable income. It' s the best financial innovation to solve the problem of Low-rent housing construction. Low-rent housing REITS can be designed as bond, established as formal contract-REITS, and operated as half-closed.
