摘要
为了研究搜寻过程的形成机理及其影响因素,该文基于信息经济学理论,建立住房一级市场的搜寻过程模型,在理论上推导购房者的最优搜寻决策,采用仿真模拟方法探讨价格分布和工资水平等外生变量对搜寻过程的影响,提出降低搜寻成本、提高市场效率的建议。研究结果表明:属性相似住房的价格差异程度是影响搜寻成本的主要因素,平均搜寻努力程度、购房者收入和卷入程度的提高会促使居民采取积极的搜寻策略。建议降低属性相似住房的价格差异程度,拓展信息传递渠道,提高信息透明度和真实性。
In order to discuss the formation mechanism and its influencial factors of searching process,this paper set up a searching process model in the new housing market based on the information economics theory,theoretically figured the buyer's optimal searching decision,analyzed the influences of exogenous variables including housing price distribution and wage level on searching process with imitating simulation.The results show that the price difference degree of attribute similarity housing is the main factor affecting the searching cost,the increase of average searching efforts,buyer's wage level and the degree of involvement will promote residents to take active searching strategies.Suggestions includes that reducing the price difference degree of attribute similarity housing,expanding information transmission channels and improving the transparency and authenticity of information.
