摘要
首先分析了房地产企业财务风险的含义.然后收集了2010年50家房地产上市公司的财务数据,结合房地产公司自身的财务特点,构建了财务风险评价指标体系.进而通过相关分析,选择了相关性比较强的14个财务指标进行因子分析,得出50家公司的财务风险状况的综合排名.在此基础上,通过聚类分析,把房地产上市公司划分为4个风险等级.最后,提出了房地产上市公司的财务风险控制策略.
With a definition of financial risk of real estate enterprises and financial data of 50 real estate corporations in 2010, this paper constructs the financial risk evaluation index system while considering the financial characteristics of real estate corporations. Then, 14 financial indexes are selected for a correlation analysis to obtain the overall ranking of 50 corporations' financial risk. On this basis, through clustering analysis, the listed real estate corporations are divided into four risk degrees. Finally, this article proposes measures to control the financial risk of listed real estate corporations.
