摘要
收益还原法是房地产估价中常用的三种方法之一,而还原利率的确定对于收入还原法计算的准确程度至关重要。本文围绕着还原利率的确定方法,首先是对国内外学者的研究进行了归纳整理,接着在前人的基础上提出自己的改进模型,最后结合福州市的鼓楼区的某处店面进行了案例分析。
As one of three methods to appraise the real estate,the capitalization rate is important for the result of income capitalization approach.For the ensuring the capitalization rate,I make conclusions for the study on it firstly.Secondly,I do some improvements base on CAPM model.Lastly,I analyze one real estate in Lougu Distinct with my model.
