摘要
2011年全国各地掀起了保障性住房建设高潮,但普遍存在资金短缺问题。除了银行贷款之外,积极拓展新的融资渠道成为研究的热点,其中REITs融资模式值得关注。中国保障性住房建设面临资金缺口大、融资渠道少的融资困境。借鉴美国廉租房REITs模式经验,建立中国保障性住房REITs融资模式具有撬动社会资本,丰富投资品种,降低银行风险,盘活住宅市场等优势。
In 2011 there is a burst of constructing indemnificatory houses around China. But the shortage of fund is a universal challenge. How to find the financing channel, in addition to the bank loans, has become a research issue. There is a severe fund shortage and limited financing channels for indemnificatory houses so a possible choice may be REITs, which can attract social fund, expand the investment approaches, lower the banks' risks and invigorate the house market.
