摘要
文章利用B-S期权定价方法,建立了有赎回权的住房反向抵押贷款定价模型,根据上海市历年商品住宅数据进行了案例分析,算出了借款人在一次性支付方式和终生年金支付方式下可以得到的贷款额,提出了在我国开展有赎回权的住房反向抵押贷款的政策建议。
This paper constructs the pricing model of the redeemable reverse mortgage according to the B-S option pricing method,and carries on the case analysis according to the previous commercial housing data of Shanghai,and then calculates the loan amount respectively in situations of one-time payment and the life annuity payment,and finally recommends the policies of developing the redeemable reverse mortgage in our country.
