城市居民租购住房偏好差异及其影响因素——以杭州市为例的实证研究 被引量:10

摘要 购买和租赁是居民实现住房消费的两种主要手段。目前杭州住房市场的显著特征是购房需求过旺而租赁需求相对不足,居民住房租购选择偏好于购房。在中国特殊的国情下,住房租购选择的影响因素比西方国家更为复杂。通过对杭州市居民住房租购偏好的分析,得到影响杭州居民租购偏好的主要因素为心理因素、权利因素和租赁市场的完善程度。 Purchasing and leasing are the two main ways of housing consumption for residents.High buying demand and low renting demand is the significant characteristic in China's housing market.Households express strong preferences for homeownership of housing tenure choice.The influencing factors of housing tenure choice in China are more complex than those in Western countries.This paper explores factors explaining current homeownership preferences in Hangzhou.The results reveal that the strong preferences for homeownership in Hangzhou can be explained by the psychological factors,the rights of homeownership and the perfectness of the leasing market.
