摘要
我国已建立了比较完善的城镇房屋产权登记制度和流转制度,但农村房屋产权由于受诸多法律法规和政策的限制而无法正常流转。随着社会发展,我国农村房屋流转的需求越来越大。本文在对农房产权登记及流转意愿进行充分的调研的基础上,从基本信息、家庭结构、社会意识等方面提出了十五项对农房流转的可能影响因素及相应的假设,结合Logistic模型分析,最终得出户主年龄、家庭年收入等八项因素对农村房屋流转意愿存在不同程度的影响,并就此提出相关的建议。
China has established a relatively perfect system of house property registration and circulation in towns,but in rural,due to a number of rural property rights laws,regulations and policies,the circulation develops not successfully.With the development of society,the demand of rural housing transfer is growing.This paper is fully based on the research about farmer's intention of house property registration and circulation,and it put forward some relatively hypothesises and affecting factors,including basic information,family structure,social consciousness and other possible factors.Combined with Logistic model analysis,we find the eight factors affecting the circulation in rural,and then we make some related recommendations.
