摘要
以贵阳市城区普通商品高层住宅为研究对象,在确立区位决定房价的研究前提下,对样本数据进行正态分布和空间自相关性检验后,采用普通Kriging方法,运用ArcGIS9.2绘制房价等值线图,直观反映地贵阳市城区普通商品住宅价格空间分布差异性。研究表明:房价呈现空间分布不平衡,中心区高,东部比西部高,南部比北部低;房价等值线由峰值区向四周递减的过程中,出现了多个次峰值区,由中心向四周递减的幅度不一致,市中心比外围的递减速度快,呈现出一定变异性。
This paper studies the ordinary commodity high-rises in Guiyang, under the hypothesis that house price is determined by locations. After examining the normal distribution and spatial autocorrelation of the sample data, this research uses the ordinary Kriging method, a counter map of house prices drawn by ArcGIS9.2 to show the spatial variation of ordinary commodity house price of Guiyang. The research indicates that the spatial distribution of house price is not balanced. The central area is high, the price in the east is higher than that of the west, while the price in the south is lower than that in the worth, The price counter decreased by the peak value area to all sides, which decrease inconsistently from the center. The decline rate of city center is quicker than periphery, which indicates variations.
