摘要
近年来我国房地产业迅猛发展,商品房价格稳步上升,但2004年以来商品房价格涨幅过高。经分析发现,各地区商品房价格的差异程度要大大高于各地区城镇居民收入水平的差异程度且近年来差异程度不断扩大。通过对地区商品房价格的影响因素分析,建立了地区商品房价格的Panel Data模型。根据模型的估计结果得出,控制房价过快增长的重点应该是调整投资结构,在控制房地产投资比重的前提下增加商品房的供给。
With the recent rapid development of China' s real estate, the price of commercial housing keeps rising steadily. However, the price increase has been too high since 2004. The analysis finds that, in China's different regions, the difference in the price of commercial housing is well above the difference in the income of urban residents, with the difference wider and wider in recent years. Through the analysis of the factors influencing the price of regional commercial housing, a Panel Data model is established for the price of regional commercial housing. According to the model, the estimated result comes to a conclusion that the key point against fast-growing housing price is to readjust the investment structure, with more supply of commercial housing on the premise of controlling the proportion of investment in real estate.
