摘要
通过运用需求供给模型,揭示商品房需求的变化是导致2007年下半年到2008年下半年商品房成交量大量下降的原因。商品房需求应分为潜在需求和有效需求。潜在需求决定商品房市场的大小,有效需求决定商品房均衡价格。在这个模型中,商品房价格是一个内生变量,外部因素通过影响潜在需求与有效需求之间的转换,从而改变商品房价格。在保持供给不变的情况下,潜在需求转化为有效需求,成交量增加;有效需求转化为潜在需求,成交量减少。
By using the demand - supply model, this paper indicates that the change of commercial house demand causes sharp decreases of commercial house dealing quantity from the second half of 2007 to the second half of 2008. Through the analysis, commercial house demand can be divided into two parts : potential demand and effective demand. The quantity of commercial house potential demand decides how large the commercial house market is ; the quantity of commercial house effective demand decides the equilibrium price of commercial house. In this model, the equilibrium price of commercial house is an endogenous variable. When the transformation between potential and effective demand is affected by some endogenous factors, the equilibrium price changes. Keeping the quantity of commercial house supply constant, the dealing quantity of commercial house increases as long as the potential demand transform into effective demand and vice versa.
