摘要
商品房的价格变化会受到诸多因素的影响,但总体来说可以分为两个因素:即受调控政策影响的政策因素和受供需影响的市场因素。受这两个因素的影响,各区域的房地产市场变化应具有相同的趋势,但由于区域的特点不同,也应会出现一定滞后差异。为探讨这种变化关系,本文运用了相关性分析方法,证实了上述观点。
The price change of Commercial douses is e ffected by some factors, generally tnere are two fac tors, the political factor effected by macro-control. and the market factor effected by supply-demand rela tions. Effected by these factors, the house prices of different areas have the same tendency, because the features of each area are different, the result of different areas shows different hysteresis. This article is supposed to find the rule of price change relations of different areas through related analysis.
