摘要
通过对当前物业管理矛盾纠纷防范化解机制存在问题的分析,提出完善物业管理法律机制、市场竞争机制、社区自我管理机制以及构建畅通有效的利益表达诉求机制、构建多元化的新型物业管理纠纷调处疏导机制、建立完善的业主权益保障机制等防范化解物业管理矛盾的对策。指出防范与化解物业管理矛盾需要全面发挥政府、社会、市场等多方面的复合治理作用。
Through analyzing the disputes in the present property management and the problems existing in prevention and solution mechanism, the paper puts forward how to perfect and construct various property management mechanisms and eountermeasures, such as law mechanism, market competition mechanism, community self governing mechanism, effclive benefit expression and petition mechanism, multiple property dispute mediating and persuading mechanism,turner' rights and interests protection mechanism, etc, and points out that prevention and solution of property management contradictions need to bring into play the government, society and market in comprehensive administration.
