摘要
研究目的:梳理有关房价和地价因果关系的文献,剖析争辩各方所持论点的渊源、假设和推理,介绍已有实证研究所用的数据、模型和结论,呈现学术界在这一问题上的研究进展。研究方法:文献法。研究结果:由于论辩双方的假设不同,持李嘉图地租理论和持新古典地租理论的两派在地价和房价因果关系的问题上有很大的分歧。研究结论:两个并存的理论逻辑中,到底哪一个理论更有解释力,取决于特定的经济环境。
The purpose of this paper is to conduct a literature review on the causal relationship between housing and land prices, compare various arguments, assumptions, and reasoning hold by different parties of argument, introduce the data, model and conclusion used by existing empirical study and show the latest research progress in the academic field. Method of documentation was employed. The results indicate that the Ricardian and the neo-classical schools disagreed on this topic, thanks to different assumptions of two parties of the argument. It is concluded that in the two co-existent theoretic logics, which is more explanative is confined by given economic and planning conditions.
