房地产开发项目经常选址在城市周围的农村地区(待开发地区)、高速公路两侧交通便捷地区、原来的工业用地。这3种类型地区的房地产开发过程中,应特别关注生态景观环境影响.噪声环境影响、污染土地利用环境影响等问题。主要是项目总体布局,包括平面和空间布局,充分认识项目环境设计的合理性,与周围景观环境的适宜性、协调性。环境景观设计,要尊重现有的地形特征,应充分利用基地内已有的地貌、周围环境等条件,突出住宅项目的内部空间及环境的整体设计及安排。对疑受污染地块(原来的工业用地)作为居住用地时,在建筑前、建筑中和建筑后都必须具备有效的环境保护措施,才可能使污染土壤的环境影响降到最低。对于高速公路两侧地区的房地产开发项目环境影响评价,首先要与规划相结合,在确保高速公路两侧有效距离,完善道路绿化的基础上,考虑房地产开发项目本身布局的合理性,进一步减缓道路噪声对项目主体的影响。
Real estate development is often carried out at rural area on the fringes of the city, at places with convenient communications along expressways, or on former industrial use land. During the development of those three kinds of real estate projects, special attentions should be paid to the environmental effects of eco- logical landscaping, noise and contaminated land reuse. General layout (including plane and spatial) should be fully considered in the rationality of environmental designing and adaptability of ambient landscape. Environmental landscape designing ought to follow features of the terrain, take full advantage of the existing physiognomy and surroundings, and give prominence to integral designing for the inner space and the ambience. When questionably contaminated land (former industrial sites) was p^anned for dwelling use, effective mitigation measures should be taken in advance during and after the construction to minimize its potentially adverse environmental consequences. For real estate projects located beside expressways, the EIA should first be dealt with the overall planning of the locality. In addition to keeping effective distance away from the expressway and perfecting road greening, rational layout of the real estate properties should be considered for further alleviating impacts of traffic noise to the principal part of the projects.
