摘要
在人口分析的基础上,对2000年南京市住宅市场的"需求缺口"进行定量研究。研究结果显示,2000年南京市住宅市场的"需求缺口"高达4386.87万m2。"需求缺口"是南京市住房价格不断上涨的主要原因,宏观调控政策的侧重点应为大幅增加住房供给。
Based on the demographic analysis, the paper studied the "demand gap" of Nanjing housing market in 2000. The results indicated that the "demand gap" in Nanjing housing market in 2000 was more than 43,868,700 m^2. The "demand gap" was the main reason that caused the housing price increasing. The priorities for macro-control policy of the housing market was to increase the housing supply in Nanjing.
