摘要
预制大板高层住宅属于低标准住宅,存在户型面积偏小、居住功能不完备、能耗高、设备老化等问题。本文以扩大住房面积、综合提升居住品质、实现"再居住"为目标,分别讨论了贴建、合并户数、利用地下空间等改造技术方案,并进行经济分析,在此基础上,提出了改造技术设计的原则。
The prefabricated high-rise housing belongs to one with the low-standard type. At present, it brings about such problems as small living area in each unit, inadequate residential function, high energy consumption and equipment aging. With the target of expanding building area for living, comprehensively enhancing residential quality and creating possibilities to realize "re-habitation", the paper concentrates on the technical methods of remodeling this kind of house, such as use of underground space, re-organization of living spaces, and attachment technology (attaching new spaces to the existing living spaces) and the like. Besides that, it also puts forward the related technical design principles of remodeling on the basis of economic analysis.
