摘要
本文运用模糊数学知识来解决二手房屋的价格评估.首先定义了贴近度,并对贴近度的合理性进行了证明,在此基础上建立了房屋估价的数学模型.在进行房屋估价时,先用聚类分析的方法对已交易房屋进行分类,然后根据房屋的特征要素,从待交易房屋所属类型中选取特征房屋,由特征房屋的交易价格计算待估价房屋的价格,由实例计算,得到较为合理的结果.因此,运用同样的方法,可以计算其它有较多交易记录的物品的价格评估.
This article mainly talks about how to use the fuzzy mathematics to evaluate the secondhand house. I defined the adjoin degree and also did some rational prove about it. Then I took these as a base and got the mathematical model of the house evaluation. On the process of the secondhand house evaluating, we can use the clustering analyze to do some classification about the trade - off houses firstly. And then choose the characteristic house from the houses which are waiting transaction according to the characteristic element of the house. Finally we can calculate the price of the planed evaluate house from the transaction characteristic house. In this article I chose an example to do calculate and got a reasonable result, we also can use this method to evaluate other gode which has lots of transaction records.
