广州市二手房价格变动影响因素研究 被引量:4

摘要 基于广州市2003—2007年的月度数据,本文应用协整方法对广州市二手房价格变动的影响因素进行了实证判定,结果表是:人均可支配收入、地区GDP、一手房价格和二手房成交比重对二手房价格变动的影响显著,而贷款利率和前一期二手房价格增长率对二手房价格变动的影响不明显。
