摘要
现代经济实际上是货币经济,包括实体经济和虚拟经济两个部门,现有的关于房地产泡沫的研究大都是从传统的实体经济视角出发,而忽视了虚拟经济部门的存在,忽视了现代经济的货币经济特征,导致对房地产泡沫的解释缺乏现实感和说服力。我们认为房地产泡沫具有典型的复合型泡沫特征,这种复合型泡沫既与房地产市场的虚实两重性有关,又与现代经济的虚实两重性有关。正是基于对现代经济和房地产市场特殊性的分析,我们提出了一个基于实体经济和虚拟经济的二元结构分析框架。
Modern economy is monetary economy in reality, including two sects： real economy and fictitious economy. The present research about the foam of the real estate is mostly to proceed from the visual angle of traditional real economy while ignoring the existence of the fictitious economy and the currency characteristics of modern economy, thus, causing the lack of realistic sense in explaining the bubble of the real estate. We think the bubble of the real estate possesses the characteristics of typical complex foam. Such complex foams have already related to the duality of reality and fiction of the real estate market, and related to the duality of reality and fiction of modern economy. On the basis of the analysis of the particularity of modern economy and real estate market, we propose dichotomy structure analysis framework based on real economy and fictitious economy.
