摘要
分析了国家宏观环境和影响昆明市住宅市场供求的因素,得出结论:昆明市中长期的住宅商品房需求将继续增加,价格仍将上涨。就2008年而言,城中村改造将对昆明房市产生重要的影响;市场供求双方观望情绪严重,房价将在目前价格水平之上波动;开发商将多数采用谨慎小规模低价推盘,然后再小幅上涨的策略;较多的消费者持币待购;市场下一步的发展,主要受宏观经济走势和宏观调控效应的影响。
This paper analyzes the national macro -environment and elements that influence the supply and demand of houses in Kunming and draws the conclusion that in the medium and long run, the demand of commercial residential houses in Kunming will increase continually and the price will keep rising. In 2008, the transformation of villages in cities'will have great influence on house market of Kunming; the condition of supply and demand of housing market is not so promising and the price of houses will fluctuate around the present prices ; the land developers will be very cautious and apply prudent small - scale marketing with low price with slight rising, many consumers will keep their money and wait for the best time to buy houses. The trend of macro - economics and macro - economic regulation and control will have great influence on the future development of housing market.
