摘要
目前,为我国房地产业提供"血液"的房地产金融体系还非常不完善。从资产证券化的原理和机制入手,分析开发大型房地产项目过程中采用资产证券化融资模式的可行性,依据目前国内房地产证券化存在的问题提出相应对策,最后对房地产投资开发中融资模式作出选择,是研究解决这一难题的一种尝试。
The real estate project financing system is not perfect at all. A research of the principle and mechanism of asset - backed securitization (ABS) is made firstly, then the feasibility of ABS in developing the large -scale real estate projects financing is analyzed. The corresponding method of solving a problem is developed according to the constraint factors about the real estate adopting asset - backed securitization financing in China at present. Finally, the direction of choosing financing modes about the real estate investment and their futures are discussed.
