房地产业对国民经济带动作用新释——基于投入产出模型的分析 被引量:31

摘要 由于房地产业自身的特殊性,当前对它的带动作用的认识存在一定的误区。本文在对房地产业界定和认识的基础上,分析当前存在的误区,借助投入产出分析工具,对房地产业的带动作用进行重新阐释:作为第三产业的房地产业,对国民经济的带动作用非常有限,无法起到明显带动国民经济增长的作用,不可过分夸大它的带动作用,以免造成错误认识;但也不能仅简单地从第三产业来认识房地产业的带动作用,因而否定其作用,应从广义的视角出发,考虑到它兼具二、三产业特性的特殊性,理性地认识它所发挥的巨大作用。 As real estate is a very special industry, there are some misunderstandings on its driving effect at present. Based on the definition of real estate, the paper analyzes the misunderstandings; and then, using input-output model, conducts a new interpretation of its driving effect. As real estate is one sector of tertiary industry, its driving effect is quite weak, and it can not spur national economy to grow rapidly; its driving effect should not be exaggerated. But, it is also not insufficient to understand the function of real estate only as a sector of tertiary industry and deny its function accordingly; a broad perspective should be taken, and the special characteristic of real estate spanning second and tertiary industries should be taken into account, to understand its significant function rationally.
