摘要
REIT是一种很好的房地产融资方式,具有较高的投资收益、运作透明度高、交易简便、分散风险等特点。按照不同的标准,REIT分为很多类型,根据资金投向的不同,REIT可分为权益型、抵押型和混合型。作为一种新的融资产品,REIT具有资产证券化属性、合作性与信托性等属性。为有效利用REIT的融资优势,促进我国房地产事业的发展,本文提出完善法律体系、严格信息披露等措施。
REIT is one kind of very good real estate financing way, has higher income from investment ,high operates transparency, business characteristics such as simple and convenient , dispersing risk. According to different standard, REIT has many types, according to the investment, REIT can be divided into three kinds: Equity Mortgage and Hybrid. As a new financing product, REIT has assets bond-rization, cooperation and trust attributes. To make use of REIT advantage, this article promote some measures such as a perfect legal system, strict information disclosure.
