摘要
根据模糊数学的理论和计算方法,提出了一个有关房地产估价的模糊评判多层次模型。其中,指标权重的确定,通过层次分析法进行进一步探索,并指出权重矩阵的协调配合是直接影响对模糊综合评判结果做出科学、合理解释的关键。使评价更为客观有效,并加以实例论证,结果表明该模型合理可行,且在房地产估价方面具有明显的优越性。
This paper establishes a new model on the real estate appraisal based on application the fuzzy mathematics and calculation method. In the model, weights of indexes are determined by combination AHP, and points out that the proper combination of these weights of matrix is the key for properly and scientifically explaining the result of fuzzy comprehensive evaluation, which makes the model more realistic and more effective. The application example shows the model has superiority in the real estate appraisal
