摘要
城市房地产发展水平作为城市化程度的一个主要组成部分,其开发经营的外部性对于社会繁荣和经济昌盛既存在着正效应也存在着一定程度的负效应。当前,我国房地产开发经营中外部性的形成有其特殊原因。通过价格、税收、补贴、政府管制等纠正其外部不经济,可以促进房地产开发与城市化进程的协调发展和社会资源的优化配置。
The level of real estate development is negative influence to social flourishment and economic a main growth part of urbanization. Its development externality exists . There is special causation to the formation of the externality in the development and management of Chinese real estate of the city. The non - economy of the external can be amended through price, tax, allowance, government regulation, etc. , which will promote the coordination and the optimization of the resource allocation between the development of real estate and the process of the urbanization.
