摘要
首先运用Hedonic价格模型对房地产定价进行了静态分析,并在此基础上结合市场竞争状况,进一步运用博弈论方法对开发商定价行为进行动态研究,给出了适用于不同市场竞争情况下的定价模型,较好的反映了经济运行情况.
The Hedonic Price Model to pricing the real estate in the static state is used. Then on this bases, the game theory is introduced to research dynamically the developers'pricing behavior and form a pricing model for different competitive market states. This model is coincident with economic running situation and is of certain directive significance to the real estate pricing of our country.
