摘要
房改房上市交易对深化我国城市住房体制改革,实现房地产资源的优化配置有着重要的意义。然而当前高校仍存在着许多制约房改房二级市场发展的因素,要进一步启动和活跃高校房改房二级市场,就必须实现房改房市场与各级住宅市场的对接和关联,实行房改房管理的社会化,降低房改房上市的交易成本,并改善与之相配套的中介和金融服务。
The market exchange of housing-reform-oriented houses is significant in deepening housing system reform and in realizing optimal allocation of real estate resources,but there are some factors to constraint the development of the second market of housing-reform-oriented houses in universities in China.In order to start and activate the second market of the housing,efforts should be made to realize combination of the market of housing-reform-oriented houses and that of other kinds of houses at different level,to carry out socialization of housing reform and management,to decrease the exchange cost of the houses by reform policies and improve the medium and financial service related to the house exchange.
