As the leading center for commerce, finance, and transportation in China's Mainland, Shanghai has become the investment hotspot. Many large f companies, such as Morgan Stanley, have purchased high-end office building and apartment complex in Shanghai. Since 1998 Shanghai's property market has experienced booms for a long time, and it took two years for Shanghai to reach the average housing prices of Beijing. The reasonable prices rising was acceptable, but the new round of rapid price rising from late 2003 to early 2005 has made some analysts worry that the property market was overheating and that a "bubble" was potential phenomena in the central area of the city. New measures has been taken by the central and local government authorities to cool the market, leading the property speculators to withdraw from the market. Transactions of new and secondhand houses have shrunk sharply and prices of some residential houses have fallen slightly.But the fall was too slight to make local people accept the housing price in the central area.Many of them have to move to the suburb areas of Shanghai.
