摘要
从商品价格形成机制入手,用多元线性回归方法研究了居民住房的消费需求、投资需求和商品房竣工面积因素对商品房价格的影响,并进一步分析形成居民对住房的消费需求和投资需求的原因,从而提出如何建立起一个健康发展的房地产市场。
Requirement of consumption, requirement of investment and built areas of commodity houses will affect the price of commodity houses. In this paper, the affection is studied by multivariate linear regressive model based on the price institution. Further more, the reason of people's requirement of consumption of investment is researched. The advice of how to build a healthy real estate market is point out at last.
