摘要
联立方程模型可以描述变量之间复杂的相互作用关系,二阶段最小二乘法可以准确估计方程的结构参数。构筑了一个关于城市房地产市场的联立方程模型,研究结果表明,完整的城市房地产市场由租赁市场、住宅市场和土地市场构成,这三个市场之间是相互关联的;在城市房地产市场上,租金、房价和地价是同时决定的,他们之间存在联立和互动的关系,并共同受到外生变量的影响。
Simultaneous equation model can reveal the complex relations among the variables, and two-stage least squares can correctly estimate structural parameters in the simultaneous equation. This paper builds up a simultaneous equation model of the urban real estate market. The conclusions indicate that, the completed urban real estate market consists of rent market, house market and land market, and the three submarkets are interdependence. In the urban real estate market, rents, housing prices and land prices are simultaneously determined, and the three prices interact and would be influenced by the exogenous variables.
