摘要
借款人理性违约是银行在发放住房抵押贷款时面临的主要风险之一。论文以住房抵押贷款的违约风险为着眼点,具体分析住房抵押贷款的理性违约行为及其影响因素,并提出了确定风险溢价和信贷额度、防范提前还款等相应的风险规避措施。
With the development of housing industry and housing finance, more and more loan default affairs have been occurred, which is one of the major risks faced by banks. This paper analyzes housing mortgage loan default and its corresponding influent factors based on ordinary bank risks. The corresponding precautious measures such as making risk premium, loan quantity and avoiding payment before time are also given in this paper.
