摘要
简略回顾与分析我国传统住宅区规划设计理念变迁之后,着重提出现代住宅区规划应树立利益协调、商品服务、动态超前、开放参与、品牌创新等观念。在此基础上,进一步提出现代住宅区规划与房地产策划相结合,把房地产策划的“创意”作为现代住宅区规划构思的基础。最后,从现代房地产策划的创意所在亦即它在社会文化、景观环境、物业管理、安全、交通、生态等六方面的“诉求点”出发,逐一探讨了它们对于现代住宅区规划的意义。
