摘要
新兴产业的崛起繁荣了城市经济,也带来了新的房价问题。本文以杭州市为例,论述新兴产业的崛起对于城市经济以及住房价格水平的影响,并通过收集整理住房价格、新兴产业的空间数据,构建地理空间分析模型,运用核密度分析和皮尔逊相关系数等方法研究杭州市主城区房价空间分布特征,综合分析新兴产业的空间布局对房价的影响及二者之间的关系,为城市政策的制定和住房价格水平研究提供理论支持。
The rise of new industries has brought prosperity to the urban economy and new housing prices.Taking Hangzhou as an example,the paper discusses the impact the emergence of new industries bring to urban economy and housing price.Through the collection of housing prices,emerging industries and spatial data,the paper builds a geographical spatial analysis model,using the method of kernel density analysis and Pearson correlation coefficient,to make a research on the housing space distribution characteristics in Hangzhou urban area,and comprehensively analyze the relationship between the spatial layout of emerging industries and house prices,in order to provide theoretical support for the formulation and the housing price level study in urban policy.It is found that the spatial differentiation of housing prices in the main urban areas of Hangzhou is significantly related to the spatial distribution of emerging industries.Higher the degree of industrial agglomeration is,higher the level of urban housing prices.The opposite is lower.
